We purchased Randy Blair Window Cleaning in Fort Wayne, IN. TLC Lima, OH was opened at 3590 Elida Rd. TLC Marion, IN was opened at 3245 S Poplar St. We are proud to celebrate our 20th anniversary as a family-owned and operated company.

2020-2024

2020 The slogan ‘Making It Easy’ was adopted. 2021 TLC Decatur, IN was opened at 816 W Monroe St. 2022 Part-time since 2016, Edward’s oldest son Logan Ditmyer became a company employee. TLC Bluffton, IN was opened at 1030 N Main St. 2023 TLC Berne, IN was opened at 7353 US-27. 2024 TLC Fort Wayne, IN was opened, at 3813 Lima Rd. This marks TLC’s second location on US-27.

2015-2019

2016 The Ditmyer family moved from Van Wert, OH to Berne, IN. 2018 Upon moving to Berne, Edward opened TLC’s first location at 827 S Shannon St in Van Wert OH. 2019 Protective & restorative concrete sealing, gutter leaf guard installation, & exterior surface stain removal began being offered.

2013 The original dba TLC Window Solutions was adopted. Commercial & residential window cleaning operations began in Edward’s hometown of Van Wert. 2015 Power washing & gutter clearing began being offered. Our service area continued to expand both in Ohio & Indiana.

2005 Ditmyer Investments, Inc. was founded by Edward Ditmyer, investing & managing housing in Van Wert, Paulding, & Delphos OH. Applying TLC to every property and client. 2008 In the wake of the great recession, Approximately 70% of lowest performing assets were liquidated.

We purchase window cleaning, pressure washing, gutter cleaning, and exterior washing accounts and businesses — whether it’s a solo owner/operator, a small team, or an established company. We also consider asset-only purchases, such as customer lists, domain names, equipment, or goodwill.

Do I need to sell my entire business to TLC?

Not necessarily. We buy full or partial portfolios — including route accounts, recurring service lists, or even specific service areas. Many sellers choose to sell a portion of their business to simplify operations or focus on other ventures.

How does the buyout process work?

Initial Conversation – We discuss your business size, service area, clients, and exit goals. Valuation – We work with you to collect the needed business/asset information to get a clearer picture of how we can offer the most for your asset. The Offer – We provide a clear, no-obligation offer based on the joint valuation. Transition Period – You continue working with us for a short period (often 2–4 weeks or several cleanings) to introduce customers and ensure a smooth handoff. Payment Schedule – Payments are made on the agreed schedule, tailored to your goals.

What if I have prepaid accounts or upcoming services?

Any prepaid or scheduled services are handled fairly — typically as liabilities that TLC fulfills after the transition. These are considered when structuring the offer.

Do I have to keep working after selling?

Only during the transition period, if agreed upon. This period is determined by the scope of the transition and goals of the seller. We usually invite the seller to assist with a few initial visits to introduce clients and build trust. After that, you’re free to move on — though we sometimes offer ongoing roles for those who wish to stay involved.

How quickly can the sale be completed?

Most transitions close within 1–3 weeks, depending on the size of the route and your desired timing. We move quickly while keeping communication clear and professional.
